What is actually guaranteed?
Where a signed agreement creates a fixed payment obligation, ARIMEX LTD is responsible for paying that rent in accordance with its terms. The exact wording, payment dates and any events affecting payment must be checked in the agreement.
This is a private contractual arrangement, not a council scheme or a rent-guarantee insurance product. An initial property check is not acceptance, a rent offer or a guarantee of payment.
Where the agreement provides an occupancy-independent rent obligation, ordinary changes in day-to-day occupancy do not change that agreed rent. This does not mean no event could ever affect payment.
Who signs—and who uses the property?
Your agreement is with ARIMEX LTD. Where expressly permitted by the agreement and the property's restrictions, Arimex operates accommodation for business, relocation, contractor and project stays. Stays may be short or medium term and authorised occupants may change.
The structure may be described as rent-to-rent. The proposed use is explained before signing and must be supported by the relevant lease, mortgage, insurance, planning, licensing and building requirements.
Understand letting your property to a company →What Arimex handles, and what remains with you
Arimex coordinates the day-to-day tasks allocated to it. These may include occupier communication, housekeeping and changeovers, presentation checks, routine issue coordination and owner updates.
The agreement identifies the responsibility split. Structural works, major building defects, insurance matters and duties that legally cannot be transferred remain with the relevant party. Repair costs, spending authority and owner approvals should be clear before handover.

- The contracting company and its ability to meet the rent obligation.
- The rent, payment date, term and any deductions or payment exceptions.
- Any deposit or security actually agreed.
- Permitted use, occupants, access and reporting.
- Maintenance responsibilities, spending limits and urgent-work approvals.
- Insurance, safety and permission requirements.
- Break rights, breach provisions, termination, dispute handling and handback condition.
Company registration alone is not payment security. Review the terms and any security offered, and obtain independent advice where appropriate. A contractual rent commitment is not a promise that the company could never encounter difficulties.
Could your property be suitable?
We assess location, layout, condition, availability, operating demand, permissions and commercial viability. Our main focus is modern one- and two-bedroom properties in Zones 1–2, with wider consideration through approximately Zone 4. Other properties can be reviewed individually.
If you are unsure about a restriction, tell us what remains to be checked. Questions can be identified during initial review but must be resolved before proceeding.
See the current property criteria →How this compares with a letting agent
The potential benefit is an agreed rent structure, one company relationship and less routine involvement. It is not automatically the highest-rent option. A conventional agent may suit you better if you want a tenancy with an individual household, more direct control over occupant selection or a different financial proposition.
